How to update the rent each year

Rent is not updated "just because": it must be agreed in the contract and respect the index and limits in force. Doing it properly keeps the increase from being challengeable.

When can the rent be raised?

Only once a year, when each year of the contract's term is completed, and only if the update is agreed in writing. If the contract says nothing, the rent is not updated.

Which index applies

The update is calculated using the reference index agreed and in force at the time of the review. It is best to state in the contract which index will be used to avoid ambiguity, and to check the official figure published for the relevant period.

How it is calculated

You apply the percentage change of the index to the current rent. Simplified example: if the rent is 800 € and the applicable index is 3%, the new rent would be 824 €. Keep the calculation and the reference of the figure used.

How to notify it

The increase must be communicated to the tenant (usually in writing), stating the new amount and from which month it applies. It is enforceable from the month after notification, not retroactively.

Avoid mistakes

With each contract recorded and an anniversary reminder, the annual review becomes a one-minute task instead of an oversight that costs money.
